Most new-build apartments in Alanya are handed over with windows already fitted, but their quality varies a lot. Here is what to check after you get the keys, when it is worth upgrading or replacing the windows, and how to choose a profile and glazing unit for the local climate.
In Turkish new builds you will most often find one of two options: PVC windows from local manufacturers or aluminium units, often without a thermal break. The glazing unit is usually single-chamber, with no energy-saving coating. In summer this is often not enough — the apartment heats up quickly, and in winter the glass mists up.
Balconies in new builds are usually handed over open, and glazing them is up to the owner, within the rules of the complex.
The quality of windows in a new build depends less on the class of the complex than on which contractor the developer chose. One building may have decent windows on a well-known profile, while the one next door has budget units with thin glass. So the windows are worth assessing in each apartment individually.
Minor faults, such as hardware that has gone out of adjustment, can be fixed with window repair and adjustment — quick and inexpensive.
A windy or rainy day is a good time for the handover inspection: you can see straight away whether there are draughts or water leaks. If you find defects, photograph them and report them to the developer — many faults they are obliged to fix under warranty.
PVC windows on REHAU or VEKA profiles are better at keeping out heat and noise, more affordable and well suited to bedrooms and living rooms. Price: from €140/m² including installation.
Aluminium windows are stronger, allow large openings and slim frames, and are better suited to terrace doors and panoramic openings. For large sliding doors, the HS lift-and-slide system works well — from €135/m².
In practice, many owners combine materials: PVC windows in bedrooms and the kitchen, and aluminium for doors onto the balcony and terrace. This gives good insulation where it is needed most and large, bright openings where the view matters.
If the developer's frames are fine but the glass is weak, replacing the glazing units may be enough.
If the apartment is on a high floor or on the seafront, where winds are strong, pay attention to glass thickness and the quality of the hardware. For large glass surfaces down to floor level, toughened or laminated glass is safer.
Full replacement is justified if the profile is thin and cold, the hardware is cheap and quickly works loose, and the installation was done incorrectly. It is best done before the finishing work, so as not to damage the reveals and paintwork. More details are on our window replacement page.
If you are buying an apartment to rent out, it makes sense to go for windows with reliable hardware from the start: tenants use them heavily, and cheap mechanisms soon fail.
Balcony glazing, insect screens and sun protection are easiest to plan together with the windows — one survey and one quote. For south- and west-facing façades, think about roller shutters or blinds from the outset, and insect screens for bedrooms.
Planning all the units together also pays off visually: the windows, balcony glazing and screens will share the same profile colour and system, and installation is done in a single crew visit. This is especially convenient if you don't live in Alanya full time and can't visit the property often.
If you are planning a renovation, coordinate the glazing schedule with the finishing work so that the windows and balcony are installed before the final finishes.
We come out for handover inspections and surveys free of charge, check the developer's windows and suggest options: from adjustment to full replacement. Our own PVC production and a Russian-speaking crew. Prices are on the prices page; contact us by phone or WhatsApp on +90 535 556 85 25.
Not always. First check how the sashes and glazing units work. Adjustment or replacing a glazing unit is often enough; full replacement is needed when the profile or installation is poor.
PVC keeps the temperature better. Aluminium is chosen for large openings, in which case a thermal break and a good glazing unit are important.
Before the finishing work, so as not to spoil the reveals, paintwork and window sills.
