APARTMENT RENOVATION IN ALANYA

After buying an apartment in Alanya, many people start thinking about renovation straight away — especially if it is a resale property or was handed over by the developer with a basic finish. To avoid redoing work and overpaying, it is important to get the stages in the right order. Here is where to start and at which step to deal with the windows and balcony.

Step 1. Assessment and budget

Start by inspecting the apartment: the condition of the electrics and plumbing, windows, air conditioners, walls and floors. Decide whether you need a cosmetic refresh, a major renovation or a designer makeover. Take the complex's rules into account: hours for noisy work, use of the lift, waste removal. If the apartment will be rented out, choose practical, hard-wearing materials.

It helps to make a list in advance of what you want to change and split it into essentials and nice-to-haves. This keeps the budget under control: work affecting services and structure is done first, while décor and furniture can be added gradually.

Step 2. Design and layout

Even a simple design plan helps you decide in advance where the sockets, lighting, furniture and air conditioners will go. This saves money on rework. At this stage it is also worth deciding the balcony's fate: will it stay open, or become a relaxation area or a home office? If you don't live in Alanya full time, a design plan is especially important: the tradespeople can work from it without you having to be there all the time, and you will know exactly what you are getting.

Step 3. Windows and balcony glazing — before the finishing

Windows and glazing are best replaced before the final finishing, after the rough work. Replacing windows damages the reveals and sills, and installing balcony glazing involves dust and drilling. If this is done after painting, some of the finishing will have to be redone.

• Check the windows left by the developer or previous owners — if needed, plan a window replacement.
• Decide on a system for the balcony — frameless, sliding or PVC.
• Order insect screens at the same time and plan your sun protection.

Another advantage of this order is accurate measurements. If the windows are replaced before the final finishing, the surveyor sees the real openings, and the finishers can then neatly fit the reveals and sills around the new units.

If the apartment is in a complex, check the façade appearance rules with the management company before glazing the balcony — it will save you time and hassle.

Step 4. Rough and services work

Electrics, plumbing, air-conditioning lines, levelling walls and floors. Some of this work can run in parallel with manufacturing the windows — production takes time, and by the time the rough work is finished, the units will be ready to install.

If you plan to move sockets towards the balcony or add lighting there, tell the electricians before the rough work starts. That way the cables will be concealed, and you won't have to chase into finished walls after the glazing goes in.

Step 5. Final finishing and furniture

Painting, tiling, flooring, doors, kitchen and built-in wardrobes. Furniture made to fit the alcoves and the balcony looks neater and is more practical than off-the-shelf pieces. Step 6. Final touches

• Curtains, blinds, roller shutters.
• Servicing the air conditioners before moving in — air-conditioner cleaning.
• A deep clean and window cleaning.

Before moving in, it is also worth checking that all windows and doors work properly, adjusting the hardware and making sure screens are fitted on every window you plan to open.
